CALL TO ORDER:

Bob Naftzger called the meeting to order at 7:20 p.m. All were present and a quorum established.

REVIEW AGENDA:

Amend the agenda: Add: New Business A) Recreation site. Add: Old Business C: ATV update.

REVIEW MINUTES DATED: August 18th, 2004:

The minutes were accepted by consensus with spelling correction.

TREASURER’S REPORT: (See enclosed)

Jim Doran gave a synopsis of the financials at the two-month level. The collections are at 93.4 % and all line items within acceptable ranges. The report was approved by consensus.

MANAGER’S REPORT: (Enclosed)

We had to fix the F-350 as winter is approaching. The truck needed repair regardless if we trade /swap next year. Front end work and tires @ $1700.00 split unless you advise otherwise. The vehicle should be good for two years unless we are forced to haul water daily again.

The Larimer County fire prevention project on Green Mountain Dr. is complete and there is still wood available.

The fall stocking is complete @ $2000.00 in both Crellin and Riddle Lakes. Batterson Lake was not stocked as reports show quantity is sufficient for the winter.

The computer remodel is complete @ $1296.00 plus Yardi update @ $400.00. The cost split between both of the Associations. The system has glitches, which is probably the norm with anything relative to the Yardi program.

The Orientation Booklet is complete and ready to pickup, if you have not done so please get your copy.

The post office has reported vandalism @ the pedestal boxes at Gate #3. Note this is a Federal offense and report any incidents to the office.

The sub-division is being taken over by Mullen (among other weeds) which if pulled before they mature may save you hours and hours next year. The Larimer County project to spray private property has yet to materialize. I will keep you posted if it happens this fall.

Volunteers are needed for a last section of buck & rail this season, see Gus Eykholt if interested.

The Manager’s Report was accepted by consensus.

OLD BUSINESS:

    1. The Orientation Book is complete and publishing costs should be self-sustaining after final collection of advertising. Betsy Hackman publicly thanked Vy Osborn, Sharon Daly, Linda Goeble, Nancy Blackwell, and Judy Corwin for their volunteer efforts on the project.
    2. The Board formally thanked Ms. Hackman for her efforts on the project." Job well done." The book could be transferred to the Web site in the near future.

    3. The complaint concerning Filing 9, Lot 33 has been remitted to the Association’s Attorney.
    4. Jim Doran presented the new ATV plates that will be available at the office at our cost of $10.00. The new regulations go into effect 10/01/04. A line item will be added for revenue and expense.

 

NEW BUSINESS:

    1. Bob Naftzger proposed research into the feasibility of a concrete pad at the office Greenbelt for multiple uses: basketball, tennis, bat mitten etc. Bob requested a written proposal from the Recreation Committee.
